Phased renovation of a downtown headquarters

The complex renovation of this Massachusetts Avenue headquarters required a phased construction approach to enable the institute to remain on site and operational. The scope included adding a floor to the current headquarters and constructing a new 34,000-square-foot, seven-story structure adjacent to the existing building. Designed by Gensler, the addition nearly doubles the size of the headquarters facility; and adds a larger, 200-seat auditorium, a conference center with extensive multimedia resources, a fitness center, classrooms, a library, a broadcast studio, and a roof terrace. Girard Engineering designed a custom factory-fabricated central chilled water plant to fit within the new penthouse and accommodate the construction phasing.
